Residents
Below you'll find practical information for students renting a room from the Student Welfare Organization in Tromsø. Shouldn't you find your answer here, please check the FAQ page.
Some important points:
INTERNET
All of the Student Welfare Office’s residences have internet access via Uninett which means that you must have a valid/active user account with the University of Tromsø in order to access the internet. Contact “Orakelet” in order to get a user account.
All of our renters have the basic TV package from Canal Digital included in the rent. A license to the national TV company, NRK, must be paid by the renter.
RESIDENCE ASSISTANTS
We have residence assistants in Ørndalen, Mortensnes, Åsgårdveien and Storelva. They function as the liaison between the Student Welfare Office and the residents and they work to create a pleasant living environment.
RESERVE WASHING MACHINES
It is possible to reserve washing machines via the Internet at Elverhøy, Stakkevollan, Ørndalen and Åsgårdveien. Note that the different residences have their own internet addresses, so check that you are on the right site.
Those who are unable to book a washing machine online, must use the lists in their laundry. Please respect the lists, so your fellow students are able to do their laundry as well.
A shared washing machine can be found at all the student residences. One wash costs 12 kroner, and is charged via a washing card you receive together with the keys when you move-in. The dryer is free. The bill comes monthly with the rent bill. If you lose the card it costs 200 kroner to replace.
FIRE
All living units are equipped with a fire detector and fire extinguisher. Familiarize yourself with where the fire instructions and the fire extinguisher are at your residence.
Tips to avoid a false alarm:
- Cooking fumes, the use of toaster, candles can set-off the smoke detector. Don’t place the toaster or candles right under the detector. To ensure good ventilation, use the ventilator when making food. Close the kitchen door when there are cooking fumes in the kitchen
- Intense smoking can influence the smoke detector. Ensure good ventilation
- Steam influences all types of smoke detectors
In case of fire:
- Ensure to evacuate all residents
- Contact the fire department at the telephone number: 110
RECYCLING
In Tromsø Municipal trash is recycled based on the color of the bags.
The bags are marked with color and writing that indicates what goes where. The categories are:
Green bag: food waste
Red bag: paper (newspapers, magazines, etc)
Yellow/orange bag: carton (milk, eggs, etc)
Blue bag: plastic
General shopping bags: All other trash

The colored bags are found in their own stands in the shared laundry room in every student residence.
FEES
The following fees are used if you lose your key, move to another student residence, lose your laundry card or fail to wash the shared kitchen.
Locksmith service (Nokas Security): Nkr 300
Transfer fee: Nkr 300
Key card for “Øvre Breivang”: Nkr 100
Washing card: Nkr 200
Key/Key set: Nkr 400
Changing the lock: Nkr 1200
Fees are charged for failing to clean the shared kitchen and living areas where the residents themselves are responsible. If washing fees have to be made, each resident will be charged according to §7 of the housing contract.
RENT
Rent should be paid in full, normally the 15th of every month. We no longer send out paper invoices, but a message is sent to your E-mail when the invoice is available on "your page"/"din side" and you can pay your rent directly. You are responsible to obtain your invoice and make sure it is paid. If the rent is paid late, a reminder fee, or applicable rules, must be paid, 57 kroner per day. If you want to pay your rent via AvtaleGiro/eFaktura, you can register on your own online bank.

The opportunity for tenants to pay rent or deposit in cash at the Service Centre will come to an endas of January 2011. Please use a bank terminal or bank remits for your payments.
DEPOSIT
A deposit must be paid before moving in. You may now pay your deposit directly from "your page"/"din side".
The account number for paying the deposit is: 9731 07 02688. To pay from a foreign account, IBAN and SWIFT/BIC must be used:

SWIFT/BIC DABANO22
The deposit is normally returned within a month after moving out, as long as their are no counter claims, like a bill that has not been paid or another claim that involves the renter. With a foreign account, the IBAN and SWIFT will be used.
It is not possible to pay the deposit or the rent in cash at the Service Centre.
NEW ALLOCATION OF THE RENTAL CONTRACT
The rent contract is issued for one calendar year at a time. You will be warned of the contract’s expiration via sms (text message) and can apply for a new contract via your page (din side) on Boligtorget. Documentation from your page on the student web or your student card with the semester card can be shown to the student welfare organization or copied and sent in. If some of your documents are missing, your application will not be processed. The rent payments must be up to date.
CHANGE OF HOUSING
You may apply for a change of housing, and must then pay a moving fee of NOK 300,-. The tenant is allowed a moving period of two days and must pay rent for both housings during this period.

At the start of the autumn semester it is not possible to change housing until after september 15.
TERMINATION OF CONTRACT - MOVING OUT
The contract is set up so that it is possible to terminate it with one months notice. Request to terminate the contract may be sent from your page (din side) on Boligtorget. Rent must be paid for the entire notice period even if the resident moves out earlier. The room must be returned in good, clean standing, and will be inspected by the housekeepers after the resident moves out. If the room is not satisfactorily clean and requires further cleaning, the minimum rate for one hours work is 400 kroner. Work beyond one hour costs 200 kroner per hour. Repairing broken or lost items costs 200 kroner per hour. Any charges will be notified in advance before the deposit is charged.
Remember to empty the storage space when you move.
